Roofing Replacement

A roof can start to leak at any moment, especially if the roof is fifteen years or older. Replacing a roof could be costly and not always necessary to do, which is why choosing the right roofing company is extremely important. If you discover that your roof leaks when it rains, it may or may not mean that you need a new roof. A repair may be all that your roof needs. But if the shingles have deteriorated, cracked or blistered then more than likely it may be time for a new roof. An experienced company will know whether the roof should be replaced or repaired. The difference in replacing and repair is a huge cost difference.

Shingles life span vary but in Texas heat, storm damage, inadequate ventilation, foundation issues or improper installation, your home’s roofing system, with occasional maintenance should last its warranty period of 20 to 30 years or more. On the other hand if your roof is about 5 years old and is leaking, it could possibly be cause by poor installation and a repair would be all that is needed. If a leak occurs it is most likely to be around flashing, furnace stacks, plumbing vents, valleys, chimneys, skylights or even missing shingles. All of these types of leaks can be repaired without replacing the entire roof. If the roof is older then matching the style and color of the existing roof can be difficult but if it is less than 15 years old a close match is possible.

TPO

Single Ply Membranes

Thermoplastic Polyolefin, or TPO, is part of a diverse family of rubber-like materials based on polypropylene and EP rubber polymerized together using a state-of-the-art manufacturing technology. Unlike other popular thermoplastic roofing membranes (PVC), TPO does not contain chlorine or plasticizers. Without chlorine being added, it can be classified as an environmentally safe “green” product. It is also 100% recyclable. In addition, the lack of plasticizers enables sheets to wear longer and not harden or become brittle over time. Flame retardants, light stabilizers, antioxidants, light absorbers and pigments are blended to create a sheet that is “Title 24” compliant. The white TPO roofing membrane typically has a reflectivity rating in the high 80% range when installed, and after 3 years still maintains a rating in the low 80% range.

In commercial roofing applications, the TPO membrane is installed using mechanical fasteners and plates placed along the leading edge with the next sheet lapped and then hot air-welded together. Hot air robots make larger jobs very quick with welds that are consistent. One of the major benefits of TPO is that the welded seams actually become stronger than the sheets themselves, making for an ultra-strong roof. TPO is suitable either as an overlay or for use in a complete tear-off. Sheet thicknesses range from 45 mils to 80 mils, with the 60-mil sheet the most popular. Because TPO roofing material is manufactured in wide sheets, labor requirements are reduced, especially on larger roof installations, which can result in significant cost savings, making TPO an economical choice.

Completely odorless, TPO is good choice for situations where fumes would be a problem and roofs that have limited access. Manufacturer material and labor warranties for TPO roofing range from 10 to 20 years.

Elastomeric

Metacrylics uses the finest grade of acrylic resin available for roofing and decks, then adds the highest grade Titanium Dioxide (TiO2) available, along with other ingredients, mixing until perfect. The Acrylic White has a 98.9% luminous reflectance. No water or plasticizers* are added to the product, except to facilitate or re-emulsify some of the ingredients. Metacrylics reinforcing stitchbond polyester fabric (manufactured by Titex, Inc.) is simply the best fabric field-tested. Laboratory tests of 12 different fabrics revealed its superiority, when used with Metacrylics Acrylics, regardless of price. *Plasticizer: A product that artificially induces and increases the rubber-like characteristics in a product, conversely affecting the longevity and weathering characteristics (resistance to UV) of the elastomeric product. In short, by adding a plasticizer to the product, the life of the product is substantially shortened in a trade off for the increased flexibility of the product.

Economical And Renewable

Metacrylics costs more for the initial roof installation in comparison to more traditional roofing products, but when considering the long term life cost cycle, the pricing of Metacrylics is much less than other quality roofing products because the warranty has minimal costs to renew. When it’s time to renew, the re-application cost is minimal, only the Primer and Acrylic Color coats are applied. The acrylic BASE & POLYESTER are permanent and virtually unaffected by time, and are simply re-coated again, and again…

Many customers consider this to be the best value in the roofing industry due to reduced maintenance costs with the renewable lifetime warranty and energy savings. The owner of a 22,000 s.f. building had a savings of $697.32 during the summer months – the equivalent of 3 inches or more of insulation, or an R-20 rating.

Quality Assurance

All Metacrylics products are manufactured and installed by Accent Roofing contractors under strict quality control. Product Samples are gathered, sealed, and shipped to UL’s Laboratory by UL’s technicians, where they are examined by spectrograph to ascertain strict quality standards set by ICBO and Metacrylics. Rated at 1,914 psi and 105 PSF Wind Uplift by UL, the Metacrylics system is tough. High-foot traffic is no problem and is specified and recommended for non-skid Walking Decks and as a Deck Coating. This cool roof system exceeds traditional roofing products in many categories when tested by the State of California’s Transportation Department and the U.S. Navy. California’s Department of Housing and Community Development even recommends Metacrylics products for waterproofing and re-roofing.

EDPM/PVC

EPDM rubber roofing

The ethylene propylene diene monomer (EPDM) creates a single layer rubberized roof that is long lasting and UV resistant. EPDM roofing systems do not require a mineral coating, which makes them much lighter than tar and gravel roofs. It should be noted that a rigid insulation is recommended for this type of roof.

Pros:

  • Energy Efficient
  • Can be used with a wide variety of roof shapes
  • Cleaner application than many low slope options
  • Performs well in high wind and hail
  • Good long-term performance for a low slope roof

Cons:

  • Not intended for high rain or snow areas

PVC membrane roofing systems

PVC membrane is a roof membrane composed of only one layer of material, polyvinyl chloride. PVC roofs are specially designed to withstand ponding water- PVC membrane is welded together with hot air (no open flame) to eliminate all seams so moisture can not pass through. PVC roofing systems also reflect nearly 90% of the heat of the sun, thus lowering energy costs substantially, especially in high-heat areas such as the southwestern United States.

Pros:

  • Fire safe material
  • Energy Efficient
  • Good weather resistance
  • Good long-term performance for a low slope roof

Cons:

  • Not intended for high rain or snow areas

Built Up

Built up roofs are used when the pitch is no more than 3 inches rise to 12 inches run. This roof is installed by alternating layers of heavy roofing felt and hot asphalt or tar. The final product is coated with a mineral such as gravel. Built-up roofs are rated by how many layers are applied, usually between 3 and 5 layers are considered standard.

Pros:

  • Lower cost
  • Good weather resistance

Cons:

  • Can be messy to install
  • Not intended for high rain or snow areas

Slope (or pitch) measures the amount of rise your roof has compared to the length. In other words, for every twelve inches of length your roof will rise a set number of inches. The diagram below illustrates a roof that has a seven inch rise for every 12 inches of length thus it has a 7 inch slope or pitch. (also expressed 7 in 12)

Measuring Slope

An easy way to measure slope is to take level and mark where 12 inches is. (assuming it is longer than one foot) Place the level with one end on the roof and raise the other end until it is level. Next take a tape measure and determine the number of inches between the roof and the spot you have marked on your level. You now have the amount of slope for your roof.

Simplified Slope

  1. Flat Roof – Flat or with just the slightest amount of a
    pitch to them.
  2. Low Slope Roof – Usually around a 2-3 in pitch roof that is easily walkable with normal footing.
  3. Medium Slope Roof – Considered 4-6 in pitch roof, it is walkable with normal footing.
  4. Steep Slope Roof – Any pitch above 6 in, this is a roof that is not walkable without assistance.

Claims Assistance

Tips on working with your
Insurance Company
  1. Call Accent Roofing & Construction to schedule a free inspection of your roof to determine if any damage was incurred.
  2. As soon as our inspection confirms your roof has incurred damage, you should contact your insurance company (claims Department) to request an inspection.
  3. When the insurance adjuster calls and sets up an appointment then contact us and we will meet with your adjuster when he arrives and show him the damage from our inspection.
  4. If temporary repairs are necessary before your adjuster arrives for inspection we can get those repairs done. Your agent / adjuster can authorize any temporary repairs necessary to prevent further damage to your property but photos will need to be taken and receipts kept for reimbursement of those repairs.
  5. Only temporary, not permanent repairs can be made until the adjuster has had the opportunity to inspect the damaged area.
  6. Once the inspection in complete, you will receive a claim sheet outlining the scope of damage and funds being made available for the repairs, less your deductible.

Understanding how Insurance Claims have changed over the last few years Insurance companies have changed in the last few years in the way they determine the cost of your claim. Claims are no longer determined on you getting multiple contractors bids. This is important to clearly understand. Your insurance adjuster determines the scope of work and the total cost for those repairs using a database program called Xactimate, not from bids that you get from contractors. Because Accent Roofing also uses the same program we can make sure your claim is exactly what it needs to be, line item by line item. We will take great care in determining what your insurance adjuster would or should include in his estimate.

  • If the insurance adjuster misses something in their evaluation, we will work directly with your adjuster on your behalf to make sure the damaged item is included in the claim.
  • If the insurance adjuster submits a lower estimate and it is determined by Xactimate to be correct, then we will adjust our estimate to match his. On the other hand, if the adjuster’s estimate is low and Xactimate determines it is higher then we will work to make sure the adjuster changes his estimate.
  • Accent Roofing & Construction guarantees that the work we do for you will be for the exact amount the insurance pays thus eliminating the need to get additional contractors bids.

Another change that has taken place with insurance companies is that they are only obligated to pay for the actual cost of repairs. That means whatever you pay the contractor is what the final claim total will end up being. So if a contractor’s estimate is less than what the insurance companies origin estimate was, the insurance company will then reduce your claim and pay the lower amount in the final check when the contractor’s invoice is submitted. What the property owner hoped to save by using a lesser bid is lost back to the insurance company. The contractor also may cut corners in order to save money and you could be receiving a compromised installation.

The best thing to do is to work with a company that you can trust and who knows how to work with the insurance company to insure a complete and proper claim settlement in the end. This is what Accent Roofing does. We are insurance negotiating specialists who understand your insurance company’s estimating system because we use the same system in determining our quote. We are able to work with them to insure you get the proper settlement so that you will not be forced into a compromised installation. We provide the highest quality installation available and we will do it for what the insurance actually pays. The bottom line is, we do it all at very competitive prices! We are so confident in our work performance and service that we provide a full five year workmanship warranty on all installations.

Accent Roofing & Construction –
Your Insurance Claim Specialists

Accent Roofing & Construction will perform a free inspection to see if you have any damage to your roof.

Most of the time roof damage cannot be seen from the ground but if strong storms have passed through your area then there may be damage to your roof. It is worth the effort to contact a professional to examine your roof closely to determine if there is damage. Hailstorms can take years off the life of your roof especially if it’s a composite roof by the loss of the ceramic granules from the surface of the shingles eventually causing leaks. With other roof types, such as metal, slate or tile, damage may only be cosmetic, but if not repaired, the damage can depreciate your home. You have a limited time before your insurance deadline will pass. Once it does, you may have to pay for the damage out of your own pocket. Why risk this? Your insurance company will not contact you to ask if you have damage or if you would like a free inspection.

  • Is there damage but you have waited to file a claim?
  • Are you concerned that it’s too late to make a claim?
  • Did you file a claim but the inspector denied or limited you’re damage?
  • Have you received a claim settlement but haven’t hired a contractor?

Built-Up

There are basically two types of built-up roofing (also known as BUR). One is a coal tar pitch or the other is asphalt material is used as the waterproofing element between plies of reinforcing felt.

Modified Bitumen

This is a Membrane that is pre-manufacture in a factory and then applied to the roof. The product comes in rolls, and is modified asphalt or coal tar systems with rubber added for low temperature and elongation characteristics. This product typically uses a built-up membrane underlayment before final application. Modified bitumen membranes can be torch applied, self adhered or mopped in place with hot bitumen. This product has been used fairly often for replacement on existing commercial roofing Dallas / Fort Worth areas

Single-Ply

Single-ply roofing systems are just that, a single ply of a roofing material made from several types of polymer plastics and rubbers. TPO and PVC are commonly used materials in the single-ply category.

EPDM

Ethylene Propylene Diene Monomer is manufactured into large sheets for application to insulation on a roof. The material can be loose laid and ballasted with rock or pavers to hold the membrane in place. It can also be fully or partially adhered as well. Seams and the membrane are adhered with contact adhesives, with seams sometimes joined with a sealant. Toppings may or may not be required by the manufacturer in many cases.

Metal

Metal roofs are energy efficient. Standing seam roofs can be insulated with almost any amount of insulation. Add the radiant barrier effect to this and they are the most energy efficient of any roofing system. Fiberglass blanket insulation is installed directly under the panels and stretched over the supporting structural members to reduce energy costs and dampen noise. Foam insulation blocks can be used between roof panels and substructures to prevent thermal loss, with a natural radiant barrier effect, and are long lasting, resist decay, discoloration and mildew. Metal roofs come in several types.  Concealed fastener systems include mechanical lock and snap-lock assembly systems.  Double-lock, batten seam, and t-panel are among the most common concealed fastener panels.

AES Epoxy Roof Coating – NEW for Commercial Roofing Dallas / Fort Worth Areas

AES Epoxy Roof Coating is a fire rated, flexible two-part epoxy with a 20 year warranty designed to protect a variety of surfaces including rubber, concrete, foam, plywood, metal and petroleum-based surfaces.  It is especially suited to applications where surface movement may defeat the protection of a rigid coating. It is excellent for waterproofing EPDM, TPO, PVC, built-up, single ply, polyurethane foam, concrete, and metal roofs.  The flexibility retained by Advanced Epoxy Systems allows for surface movement caused by thermal shock to most structures.

Anatomy of a Typical Roof – Roofing in Dallas / Ft Worth Area

A roof protects a house from damage by the elements, especially water. Roofs are designed to shed water; the parts comprising a roof combine to direct water off the roof and away from the house.

A typical roof (see illustration above) begins with a framework of rafters which supports a roof deck (sometimes called a subroof) consisting of sheathing and underlayment. The roof deck, in turn, provides a nailing base for the roof surface material. The roof deck. Though the type of roof deck used can vary depending on the roof surface material, most decks have both sheathing and underlayment. Sheathing, the material that provides the nailing base for the roof surface material, ranges from solid plywood to fiberboard to open sheathing (used with wood shakes). Sandwiched between the sheathing and the surface material is the underlayment, usually roofing felt. A heavy, fibrous black paper saturated with asphalt, roofing felt is thick enough to resist water penetration from outside, yet thin enough to allow moisture from inside the attic to escape.

The Roof Surface – Roofing Dallas Texas

The material on the roof must be able to withstand wind, rain, snow, hail, and sun. A wide variety of roof surface materials are available.

The surface of the roof is often broken by angles and protrusions, all of which require weatherproofing— usually provided by the flashing. Made from malleable metal or plastic, flashing appears as the drip edge along the eaves and rakes of a roof, the collars around ventilation and plumbing pipes, the valleys between two roof planes, and the “steps” along a chimney or dormer. Less obvious flashing also protects other breaks in the roof, such as around some solar panels and skylights. At the roof edges, metal, wood, or vinyl gutters catch water runoff and channel it to the ground via the downspouts, which direct water away from the house and into the soil.

Types of roofing materials – includes metal roofing Dallas / Ft Worth Area

Roofing varies widely in size, shape, and material. Traditional sloping roofs are usually covered with overlapping layers of asphalt shingles, wood shingles or shakes, or tile, though you can find such roofs covered with slate, aluminum, or galvanized steel.

Roof Damage

If your home’s roof has been damaged by harsh weather or has simply deteriorated over time and needs to be replaced, Accent Roofing, with over 30 years experience in custom home building and roofing, has the expertise and experience necessary to accomplish the task. If your roof has been damaged by weather conditions like wind, rain or hail, replacing the roof needs to be done as soon as possible so that other areas of your home like, attic insulation, interior ceilings and walls, and furniture do not become water damaged as well.

Since the DFW area is prime location for hail storms, your home or business is extremely susceptible to roof damage. Depending on what kind of roof you have and how old it is will be the determining factor in what size hailstone can damage your roof. Typically, if you see hail on the ground that is the size of a quarter then your roof should definitely be checked for damage (older roofs can be damaged by even smaller hail) Unfortunately, with the melt-rate of hail in Texas heat and the unlikelihood that you will have a tape measure in hand, you may want to have your roof checked out anytime a hail storm passes through your area. Looking for damage from the ground up at your roof doesn’t usually reveal the underlying damage unless roofing materials are lying in your yard or you see torn roofing shingles on your roof. If hail hits your roof it must be inspected from on top of the roof to see if it has penetrated through the shingle. So, rather than take a chance on further water damage, call Accent Roofing for a free inspection. We will get on your roof and examine it to assess damage. If an emergency repair is needed we will work to stabilize your situation until the roof is ready to be replaced.
