New or old, paying close attention to your roof is important to insure that your roof is in the best condition. Keeping up with the lifespan of your roof and taking care to make sure it lasts longer is crucial. Here are a number of factors that determine the lifespan of your roof.

The material is the most important factor in anything’s longevity and durability. Check the materials of your roof. Are you using the standard shingles that are energy efficient and durable or did you choose title or metal roofs for longevity? Choose the materials that best fit your budget and what you want for your home.

The elements play a huge factor in the lifespan of your roof. If you live in an area where it storms regularly or consistently has to endure harsh weather you may find yourself repairing your roof constantly. Most roofing systems can withstand detrimental storms and corrosive elements but eventually the high winds and constant downpours will take its toll. Even the strongest roofs have their limit.

When you do not take care of your roof you shouldn’t be surprised when premature deterioration occurs. Do not forgo specific maintenance duties. As time passes and you’ve performed proper maintenance after a roof installation, you will find that your roof begins to leak and that damage has been done. This is nothing to worry about. You have done your duties but age is always a factor in the deterioration of anything. Roofs are no different and after years of braving the harsh elements that come with each passing season your roof is ready to move on and your house is ready for a new roof. You may want to hold onto the roof by in the end the affordability of a new roof might be in your favor. Constant repairs can be tedious and sometimes it is best to start anew.

TPO

Single Ply Membranes

Thermoplastic Polyolefin, or TPO, is part of a diverse family of rubber-like materials based on polypropylene and EP rubber polymerized together using a state-of-the-art manufacturing technology. Unlike other popular thermoplastic roofing membranes (PVC), TPO does not contain chlorine or plasticizers. Without chlorine being added, it can be classified as an environmentally safe “green” product. It is also 100% recyclable. In addition, the lack of plasticizers enables sheets to wear longer and not harden or become brittle over time. Flame retardants, light stabilizers, antioxidants, light absorbers and pigments are blended to create a sheet that is “Title 24” compliant. The white TPO roofing membrane typically has a reflectivity rating in the high 80% range when installed, and after 3 years still maintains a rating in the low 80% range.

In commercial roofing applications, the TPO membrane is installed using mechanical fasteners and plates placed along the leading edge with the next sheet lapped and then hot air-welded together. Hot air robots make larger jobs very quick with welds that are consistent. One of the major benefits of TPO is that the welded seams actually become stronger than the sheets themselves, making for an ultra-strong roof. TPO is suitable either as an overlay or for use in a complete tear-off. Sheet thicknesses range from 45 mils to 80 mils, with the 60-mil sheet the most popular. Because TPO roofing material is manufactured in wide sheets, labor requirements are reduced, especially on larger roof installations, which can result in significant cost savings, making TPO an economical choice.

Completely odorless, TPO is good choice for situations where fumes would be a problem and roofs that have limited access. Manufacturer material and labor warranties for TPO roofing range from 10 to 20 years.

Elastomeric

Metacrylics uses the finest grade of acrylic resin available for roofing and decks, then adds the highest grade Titanium Dioxide (TiO2) available, along with other ingredients, mixing until perfect. The Acrylic White has a 98.9% luminous reflectance. No water or plasticizers* are added to the product, except to facilitate or re-emulsify some of the ingredients. Metacrylics reinforcing stitchbond polyester fabric (manufactured by Titex, Inc.) is simply the best fabric field-tested. Laboratory tests of 12 different fabrics revealed its superiority, when used with Metacrylics Acrylics, regardless of price. *Plasticizer: A product that artificially induces and increases the rubber-like characteristics in a product, conversely affecting the longevity and weathering characteristics (resistance to UV) of the elastomeric product. In short, by adding a plasticizer to the product, the life of the product is substantially shortened in a trade off for the increased flexibility of the product.

Economical And Renewable

Metacrylics costs more for the initial roof installation in comparison to more traditional roofing products, but when considering the long term life cost cycle, the pricing of Metacrylics is much less than other quality roofing products because the warranty has minimal costs to renew. When it’s time to renew, the re-application cost is minimal, only the Primer and Acrylic Color coats are applied. The acrylic BASE & POLYESTER are permanent and virtually unaffected by time, and are simply re-coated again, and again…

Many customers consider this to be the best value in the roofing industry due to reduced maintenance costs with the renewable lifetime warranty and energy savings. The owner of a 22,000 s.f. building had a savings of $697.32 during the summer months – the equivalent of 3 inches or more of insulation, or an R-20 rating.

Quality Assurance

All Metacrylics products are manufactured and installed by Accent Roofing contractors under strict quality control. Product Samples are gathered, sealed, and shipped to UL’s Laboratory by UL’s technicians, where they are examined by spectrograph to ascertain strict quality standards set by ICBO and Metacrylics. Rated at 1,914 psi and 105 PSF Wind Uplift by UL, the Metacrylics system is tough. High-foot traffic is no problem and is specified and recommended for non-skid Walking Decks and as a Deck Coating. This cool roof system exceeds traditional roofing products in many categories when tested by the State of California’s Transportation Department and the U.S. Navy. California’s Department of Housing and Community Development even recommends Metacrylics products for waterproofing and re-roofing.

EDPM/PVC

EPDM rubber roofing

The ethylene propylene diene monomer (EPDM) creates a single layer rubberized roof that is long lasting and UV resistant. EPDM roofing systems do not require a mineral coating, which makes them much lighter than tar and gravel roofs. It should be noted that a rigid insulation is recommended for this type of roof.

Pros:

  • Energy Efficient
  • Can be used with a wide variety of roof shapes
  • Cleaner application than many low slope options
  • Performs well in high wind and hail
  • Good long-term performance for a low slope roof

 

Cons:

  • Not intended for high rain or snow areas

PVC membrane roofing systems

PVC membrane is a roof membrane composed of only one layer of material, polyvinyl chloride. PVC roofs are specially designed to withstand ponding water- PVC membrane is welded together with hot air (no open flame) to eliminate all seams so moisture can not pass through. PVC roofing systems also reflect nearly 90% of the heat of the sun, thus lowering energy costs substantially, especially in high-heat areas such as the southwestern United States.

  • Fire safe material
  • Energy Efficient
  • Good weather resistance
  • Good long-term performance for a low slope roof

Cons:

  • Not intended for high rain or snow areas

Built Up

Built up roofs are used when the pitch is no more than 3 inches rise to 12 inches run. This roof is installed by alternating layers of heavy roofing felt and hot asphalt or tar. The final product is coated with a mineral such as gravel. Built-up roofs are rated by how many layers are applied, usually between 3 and 5 layers are considered standard.

Pros:

  • Lower cost
  • Good weather resistance

Cons:

  • Can be messy to install
  • Not intended for high rain or snow areas

Slope (or pitch) measures the amount of rise your roof has compared to the length. In other words, for every twelve inches of length your roof will rise a set number of inches. The diagram below illustrates a roof that has a seven inch rise for every 12 inches of length thus it has a 7 inch slope or pitch. (also expressed 7 in 12)

Measuring Slope

An easy way to measure slope is to take level and mark where 12 inches is. (assuming it is longer than one foot) Place the level with one end on the roof and raise the other end until it is level. Next take a tape measure and determine the number of inches between the roof and the spot you have marked on your level. You now have the amount of slope for your roof.

Simplified Slope

  1. Flat Roof – Flat or with just the slightest amount of a
    pitch to them.
  2. Low Slope Roof – Usually around a 2-3 in pitch roof that is easily walkable with normal footing.
  3. Medium Slope Roof – Considered 4-6 in pitch roof, it is walkable with normal footing.
  4. Steep Slope Roof – Any pitch above 6 in, this is a roof that is not walkable without assistance.

Built-Up

There are basically two types of built-up roofing (also known as BUR). One is a coal tar pitch or the other is asphalt material is used as the waterproofing element between plies of reinforcing felt.


Modified Bitumen

This is a Membrane that is pre-manufacture in a factory and then applied to the roof. The product comes in rolls, and is modified asphalt or coal tar systems with rubber added for low temperature and elongation characteristics. This product typically uses a built-up membrane underlayment before final application. Modified bitumen membranes can be torch applied, self adhered or mopped in place with hot bitumen. This product has been used fairly often for replacement on existing commercial roofing Dallas / Fort Worth areas


Single-Ply

Single-ply roofing systems are just that, a single ply of a roofing material made from several types of polymer plastics and rubbers. TPO and PVC are commonly used materials in the single-ply category.


EPDM

Ethylene Propylene Diene Monomer is manufactured into large sheets for application to insulation on a roof. The material can be loose laid and ballasted with rock or pavers to hold the membrane in place. It can also be fully or partially adhered as well. Seams and the membrane are adhered with contact adhesives, with seams sometimes joined with a sealant. Toppings may or may not be required by the manufacturer in many cases.


Metal

Metal roofs are energy efficient. Standing seam roofs can be insulated with almost any amount of insulation. Add the radiant barrier effect to this and they are the most energy efficient of any roofing system. Fiberglass blanket insulation is installed directly under the panels and stretched over the supporting structural members to reduce energy costs and dampen noise. Foam insulation blocks can be used between roof panels and substructures to prevent thermal loss, with a natural radiant barrier effect, and are long lasting, resist decay, discoloration and mildew. Metal roofs come in several types.  Concealed fastener systems include mechanical lock and snap-lock assembly systems.  Double-lock, batten seam, and t-panel are among the most common concealed fastener panels.
